Homeowners Insurance Requests

It’s been over 45 days since we sent out notices to all homeowners asking for proof of cost-to-replace insurance on all properties within the Association, which is a requirement in our Declaration of CC&R.  To date, we have received less that 50% response to this request, which is unacceptable.

We are sending out a secondary notice to those who have not yet provided the required proof of insurance.  Just so you know, a few homeowners have no insurance at all.  This is why we are asking for proof, to make sure that insurance is in place to protect both you and your neighbors.

 

TV’s Put Out As Trash

We have had many Televisions put out as trash over the past few weeks.  Not only are they not standard household waste, they are classified as Hazardous and cannot be put into our compactor.  If you buy a new TV, you need to make your own arrangements to dispose of the old one, we cannot do it for you. GP’s website offers the following information:

Grand Prairie residents can also bring their unwanted electronics to the landfill located at 1102 MacArthur Blvd. for free during business hours.  For more information on recycling electronics, please visit www.gptx.org/recycling

If you need a copy of the water bill  to prove residency, come to the Office and we will provide a copy.

Large Item Pickup Day, November 20th

We have scheduled a large item pickup for Thursday, November 20th.  We will do the usual trash pickup, followed by large items; we will not pick up any construction debris.

Anyone wanting to dispose of electrical or electronic items needs to take advantage of GP’s upcoming event:

The City of Grand Prairie Solid Waste and Recycling division is hosting a free electronics recycling event for residents and small businesses on Nov. 15, 9 a.m.-noon, at the Development Center, 206 W. Church St. Items accepted are computers, laptops, printers, VCRs, DVD players and TVs.

Items that cannot be accepted are any hazardous material, liquids, broken monitor tubes, yard equipment, air conditioners and refrigerators.

Please remember that putting out large items on regular trash days can result in fines, especially if these large items are placed in Common Areas.  This is illegal dumping on Association Property and will be treated as such.

Veterans Day Ceremony

Grand Prairie Veterans Memorial, 925 Conover Dr.

Join us at the 10th anniversary of the building of the Veterans Memorial as we pay tribute to our veterans. The ceremony will include a 21-gun salute, fly over, bag piper, military brass band, hot dogs and lemonade. Presented by the Grand Prairie Parks, Arts and Recreation Department and Metro Rotary and Rotary Club of Grand Prairie.

Our Upcoming Fall Plantings

Over the next few weeks, depending on the weather, we will be doing our Fall Planting of Shrubs and Trees.  We are under budget, as we got these larger trees at half price.  Most of the 13 trees we bought are more mature than the previous ones, much taller and larger diameters.  Since they are larger, we are having a Dig Test done on the areas of planting to assure that there are no utilities, phone or power lines where we are digging; some of these trees will require 6-7′ diameter holes, about 2-3′ deep.

Due to the size of these trees and the weight of the containers, we will be renting a Bobcat for a few days to move them around the subdivision.

The list of trees and shrubs are:  Pond Cypress (2), Mexican Plum (3), Eastern Redbud (3), Red Shumard Oak (1),  Japanense Boxwood (10), Golden Euonymus (10), Red Tip Photinia (10), and Compacta Nandina (10).

Special Board Meeting

Special Board Meeting, October 30th, at 7PM in the Association Office

  • Agenda for the meeting: (Subject to change)
    • Primary reason for this meeting is to gather investment Information from JP Morgan Chase adviser, Andrew Norton, who will be at the meeting
    • New Pool Fence
    • Replacing old chain link fence between 20 and 22 East Mountain Creek Court (around drainage culvert)
    • West Creek fence, by cemetery

Grand Prairie – Current Water Restrictions

The following restrictions are in effect in the city of Grand Prairie:

  • No watering on Wednesday, Saturday or Sunday.
  • Even Numbered addresses may water on Mondays and Thursdays.
  • Odd numbered addresses may water on Tuesday and Fridays.
  • Handheld and soaker hoses are allowed to be used any time.

*The following restrictions also apply at all times:

  • Residents and business are prohibited from watering their lawns anytime between 10 a.m. and 6 p.m.
  • When watering, a constant stream of water should not be allowed to flow into the street drainage.
  • Watering during precipitation is prohibited. Rain sensors are required on newer watering systems.

The Drought Contingency Plan may, depending on need, also prohibit all or some of the following non-essential uses (water use that does not directly benefit or maintain health, personal cleanliness, or firefighting purposes):

  1. Irrigation of landscape areas, including parks, athletic fields, and golf courses, except otherwise provided under this Plan;
  2. Use of water to wash any motor vehicle, motorbike, boat, trailer, airplane or other vehicle; except as otherwise provided under this plan.
  3. Use of water to wash down any sidewalks, walkways, driveways, parking lots, tennis courts, or other hard-surfaced areas;
  4. Use of water to wash down buildings or structures for purposes other than immediate fire protection;
  5. Flushing gutters or permitting water to run in any gutter or street, except as part of water quality management to flush stagnant water or enhance disinfection residuals;
  6. Use of water to fill, refill, or add to any indoor or outdoor swimming pools or Jacuzzi-type pools;
  7. Use of water in a fountain or pond for aesthetic or scenic purposes except where necessary to support aquatic life;
  8. Failure to repair a leak(s) within a reasonable period after having been given notice directing the repair of such leak(s) and;
  9. Use of water from hydrants for construction purposes or any other purposes other than fire fighting.
  10. Use of water from public drinking supply for gas well operations including fracturing and drilling
