WATER USAGE ADVISORY

As you are all aware, we have been working on the outstanding water bill trying to get it caught up. The water usage per meter is steadily increasing so we are asking that everyone be mindful of  water being used and/or being wasted on washing your vehicle, cleaning your driveway or any other unnecessary water usage. Our current water bill is $52,943.13. We are paying $60,000 a month towards past bills and late fees which is not even covering this current bill.   At this point, we will not be able to catch up any time soon. This is why we requested a Special Assessment to get ahead of the rising cost of water but the assessment did not pass. Please pay your dues on time so that the HOA can pay its bills on time which includes water, trash compactor, and any other services that the HOA provides for the homeowners. We have been warned by the City of Grand Prairie that the water usage needs to be reduced instead of  increasing. The HOA has been on a water payment plan for several years and we are not sure how long that will continue.  Our current past due amount as of today is $51,703.33. The total balance is $104,646.46 which is due January 6, 2026 and we will not have that amount by this date which will result in another 10% penalty. Even with this current 6% increase and if we did not pay any other bills, we could not pay the $104,646.46 to be caught up or current with the water bill. Please be mindful and realize how critical the situation is with our water. THIS AFFECTS EVERYONE.

Holiday Hours

Merry Christmas Everyone!

With Christmas around the corner, we wanted to let you know that the office will be CLOSED December 24th – 26th and returning on the 29th.  Maintenance will be picking up the trash on Monday, December 22nd and Friday the 26th. They will not be working on December 24th & 25th. If you should have any water issues during these days, please contact the City of Grand Prairie Water Emergency at 972-237-8400 to shut the water off to your townhome. If you have any questions before this time, please contact the office at 972-264-2587.

Update on IRS and Water Bill

As of May 2025, we have paid down the IRS Lien from $56,919.67 down to $12,600.27. We were able to do this by the amount of houses that were sold during this time. We are now on a payment plan for 14 months at $970 a month to get this paid in full.

The water bill has gone up since 2023 to 2025 by an average of $12,000 per month making each bill over $42,000 per month. We are still behind on the water by about $60,000 and our payment plan with the City of Grand Prairie is to pay $30,000 bi-weekly until caught up. By the time we pay the second payment of $30,000, the new bill has arrived with late fees that are due.

We were notified by the City of Grand Prairie that if we fail to meet the $60,000 per month they will have no choice but to turn the water off completely to ALL townhomes. We ask that everyone be mindful of the amount of water they use and to pay your dues on time. By not paying your monthly dues on a timely basis, we are unable to meet our obligations which include current bi-weekly payroll taxes, IRS payment plan along with trash pick up, house repairs, plumbing and electricity or any of the bills for the HOA including insurance on the common area.          The water may be shut off by the City of Grand Prairie if the $60,000 per month is not met.

 

**Currently, we have an outstanding balance of HOA dues of people not paying totaling $41,835.83 and water cutoff notices have been sent.

2026 Budget/Increased Dues

The Board of Directors unanimously approved a 6%  increase in dues to our CC&R, Section 6.3, which will increase dues by $12 per month. The  notice of the 2026 budget has been placed in the mail for delivery. Please be on the lookout for them.  The increase in dues will begin on January 1, 2026.  Please make any changes at the bank if you are having them send automatic checks to pay your bills. Attempted Breaking and Entering

Alert:

It has been reported to the HOA by several residents that there has been attempts to break into their homes on the west side. One attempt was during the mid-afternoon and one was late evening. Please take necessary precautions such as locking your doors/windows and any additional security measures. Please also notify the police.

I have contacted the police to see if they can do extra patrols throughout our areas. The HOA is not responsible for any security. Please refer to the CC&R – Article III – 3.8
