During the Fall months, we are replacing sidewalks around the property. The photos below are of a section of sidewalk that was getting pretty bad. We are replacing sections as we go, and doing the worst ones first. We have tried some repairs in certain areas, but they are short lived. So, we cut up the old sections and replace them. Some sidewalks here do not have any mesh or re-bar, and some are less than a few inches thick. We are also inserting pins along the edge when we mate up old and new sections to add rigidity.
Once again, we are fortunate to have maintenance guys capable of doing many things; we save a lot of money as compared to hiring contractors to do this stuff.

Please remember to either wrap the pipes in the outbuilding (2 story units) or have a small heater in it to keep the pipes from freezing. We have 4 to 6 outbuildings end up with broken pipes following a freeze.

Sometime last night, someone decided to throw rocks onto the pool cover, perhaps to damage it. The cover we have runs around $4,000 to replace and is designed to support the weight of an adult and prevent drowning. That’s why the pool is covered in the off season, to protect people.
These rocks and pieces of concrete had fairly sharp edges. The cover is mesh and could have been damaged to the point it would rip if someone were to fall into it. As most of you remember, we do have people jumping the pool fence from time to time. The cover is there for safety.
If anyone saw someone throwing rocks onto the pool cover, please let us know.

We gave yet another water leak on the East side, right at a cut-off valve.
The meter/shut off for the supply is between Mountain Creek Court and Mountain Creek Drive, so portions of both will be affected.
We will be repairing it before lunch time so water will be off for a while.
For the past 4 or 5 years, we have been sending out Informational Notices to every townhome at least twice a year in which we remind owners and renters alike that all dogs, no matter their size, must be on a leash when on common property, and pet owners must pick up after their pets.
Sadly, some pay no attention to these rules and leave dog feces all over the property. In some places, it is really bad and poses a health hazard to everyone. Not only is it inconsiderate, it is a violation of City ordinances and can get you fined. The HOA also has the ability to fine for Health and Safety violations, and we do exactly that.
People figured out a long time ago that feces need to be properly contained and treated as a matter of sanitation; the same is true of dog poop. The HOA has provided pet sanitation stations around the property, please use them. Pick up after your dog. Doing so is cheaper than a fine.
All dogs must be on a leash and under your control whenever they are on common property. There are no exceptions to this. Regardless of how well trained you think they are, they are still dogs and will chase things that run and/or fight other dogs.
We have a leak we just found that will affect East Mountain Creek Drive, from 2-30 and from 62-76, even numbers only.
It is a 2″ pipe as it leaves the meter so we want to fix it ASAP.
We hope to have the water back on as soon as possible.
