Terry will be coming back to work next week, but only 1/2 days until her doctor releases her for full time.
Starting Monday, January 6th, the Office hours will be Monday thru Friday from 8 AM to Noon until further notice.
While a homeowner was having some foundation/sewer work done, their workmen hit a 2″ water line, causing a large water leak.
We had to shut off the water to stop further water loss, water we all pay for. We do not have a time frame as yet on when they will fix the issue. We will keep you advised.
We have been having issues with residents, both owners and renters, parking vehicles in the Visitor Lots without the required Visitor Parking Permits displayed on the vehicle.
All visitor lots are clearly marked with signage that says:
In many cases, what people tend to concentrate on these signs is the “48 Hour Limit” part, thinking that phrase gives them 48 hours within which to park a resident vehicle in a visitor lot. That is not the case, however. It says that Visitors can park in the visitor lot for a period of time no longer than 48 hours.
The next part of the sign details the consequences for violating the top part of the sign, towing at your expense. In the past month or so,we have towed about 6 or 7 resident vehicles parked in the visitor lots. These signs and the verbiage upon them are not new; the signs and these rules have been here for about 40-45 years.
We do understand that sometimes it is necessary to utilize the visitor lot when getting work done on you property or if you have company over and they need to park closer to the house due to disabilities. We have notified folks in the Information notices we send out twice a year that if you need to park a vehicle in the visitor lot for a short period, you need to call the Office and let us know.
So, please keep this in mind and if you do need to park a vehicle in the visitor lot, call the Office. If the Office is closed, leave us a message or use the Contact Us button in the menu. I check that email address several times daily.
We are posting this because previous individual posts regarding these items have gone unseen or are being disregarded.
- People throwing trash all over common property. In some cases, these are school kids returning home from the school buses letting them out, and in many other cases, adults driving through property or emptying out the car into the visitor lots. We find all manner of food wrappers and foam products all over as well as beer bottles and cans. We spend hours picking up trash around the property several days a week and still people trash the place out with complete impunity.
- Large numbers of dog owners are not picking up after their dogs when walking them on common property, some are very large dogs. No one likes stepping in dog poop, and we do not like driving around the property in the Gators and having it get caught in the tires. We have kids playing here and the place is loaded with “lawn mines”. Please pick up after your dogs! It is easier to do that than to risk a fine from the HOA and/or the City.
- I called PD today because I saw two guys loitering around on the East side and hiding their faces when I drove past them. That is usually a sign they are up to no good. We have had recent problems with home break-ins and package thefts, among other things. Please notify the Police if you see suspicious folks wandering around our property. We have to remain vigilant and keep an eye on our surroundings.
- Fire Lanes – we still have many residents and their visitors who park vehicles in the fire lane. That is always illegal and will get you either fined or towed. Although our governing documents mention that service and delivery vehicles can park in the street during regular business hours, all of our streets are clearly marked Fire Lanes. Fire Code is very specific about what vehicles are allowed to be in the Fire Lane. Those vehicles are Police, Fire or Ambulances on official business. So, any other vehicle parked in the Fire Lanes that is not Police, Fire or Ambulance on official business is at risk of fines, towing and/or impounding. Police can write citations for parking in the fire lane, as well.
- We have also had recent incidents of people dumping stuff on HOA property, such as old furniture and dumping an old refrigerator in the front flower bed of their townhouse. Dumping is illegal, to say the least, and we do get the City involved in most instances. If you have a large item you need to dispose of, call the Office and we will make arrangements to get it properly picked up. We do not, however, deal with large home appliances such as refrigerators/ freezers.
We are still on temporary Office hours/days of 9 AM to 3 PM, on Monday, Wednesday, and Fridays.
Our Christmas/New Years schedule is as follows:
- Christmas Eve, Tuesday December 24 – Office and maintenance CLOSED
- Christmas Day, Wednesday, December 25 – Office and maintenance CLOSED
- Trash will be picked up as usual this week on Monday and Thursday, December 23 and December 26
- New Years Day, Wednesday, January 1 – Office and maintenance CLOSED
- Trash will be picked up as usual New Years week, Monday and Thursday, December 30 and January 2
We had two more break-ins yesterday, in broad daylight, both on the low even numbers of West Mountain Creek Drive (South side).
One of these properties has been hit twice before in the past month or so, and each time, there was a window broken out under the carport and the other property, they kicked the door in. Both were unoccupied at the time of the crime.
It is my understanding the alleged perpetrators were seen and were described as young Black males (20’s) wearing hoodies, 2 wearing black hoodies and one wearing a blue hoodie.
If anyone saw these three guys yesterday between around 10 AM and mid day, please let the Police know. If you see people walking around and hiding their faces when you look at them, that is a sure sign they are up to no good. Please call the Police when you see folks like this.
As required by our Governing Documents, we mailed our 2020 Budget before Thanksgiving, which is 30+ days before the end of our Fiscal year. We have had several calls from homeowners asking what the dues are for 2020, so I am wondering who did not get their Budget letters.
We mailed out around 400 of them and it seems last year many of them never showed up at the addressee. We are getting some back now as not deliverable. That is why we insist on having current contact info for all Homeowners.
So, the assessment/dues for 2020 are:
Without a Guard light = $ 187.00 per month
With a Guard light = $ 177.00 per month
There is some confusion on what constitutes a Guard Light in order to get the discount, so here is what we mean:
Guard lights, as seen above, are mounted on the gables on end houses or on a pole and uses electricity from your property,
It does not include motion sensing lights under the carport or the back yard.
We will be doing repairs on the 2″ water meter located near E. Mountain Creel Court and Warrior Trail. Water will be shut off at 9 AM on Wednesday morning
The properties impacted by this repair are 58 to 92 East Mountain Creek Court. We will have the water back on as soon as possible.
On Friday morning, we found 2 bags near West Creek Lane, and one of them contained drug paraphernalia. We did turn these bags over to the Police.
We are posting this because these bags were found within 20-30 feet of where kids wait for the school bus to pick them up and some child might have explored these bags and gotten poked by the syringe in it.
Please advise your kids about finding strange items on property. We have had uncapped syringes found on common property on the West side his year. If your kids do find something suspicious, advise them to leave it alone and call the Police.
