Break-ins on West Side

We had two more break-ins yesterday, in broad daylight, both on the low even numbers of West Mountain Creek Drive (South side).

One of these properties has been hit twice before in the past month or so, and each time, there was a window broken out under the carport and the other property, they kicked the door in. Both were unoccupied at the time of the crime.

It is my understanding the alleged perpetrators were seen and were described as young Black males (20’s) wearing hoodies, 2 wearing black hoodies and one wearing a blue hoodie.

If anyone saw these three guys yesterday between around 10 AM and mid day, please let the Police know. If you see people walking around and hiding their faces when you look at them, that is a sure sign they are up to no good.  Please call the Police when you see folks like this.

2020 HOA Assessments

As required by our Governing Documents, we mailed our 2020 Budget before Thanksgiving, which is 30+ days before the end of our Fiscal year.  We have had several calls from homeowners asking what the dues are for 2020, so I am wondering who did not get their Budget letters.

We mailed out around 400 of them and it seems last year many of them never showed up at the addressee. We are getting some back now as not deliverable. That is why we insist on having current contact info for all Homeowners.

So, the assessment/dues for 2020 are:

Without a Guard light =  $ 187.00 per month

With a Guard light      =  $ 177.00 per month

There is some confusion on what constitutes a Guard Light in order to get the discount, so here is what we mean:

Guard lights, as seen above, are mounted on the gables on end houses or on a pole and uses electricity from your property,

It does not include motion sensing lights under the carport or the back yard.

Water Repairs Tomorrow

We will be doing repairs on the 2″ water meter located near E. Mountain Creel Court and Warrior Trail. Water will be shut off at 9 AM on Wednesday morning

The properties impacted by this repair are 58 to 92 East Mountain Creek Court. We will have the water back on as soon as possible.

Suspicious bags on West Side

On Friday morning, we found 2 bags near West Creek Lane, and one of them contained drug paraphernalia. We did turn these bags over to the Police.

We are posting this because these bags were found within 20-30 feet of where kids wait for the school bus to pick them up and some child might have explored these bags and gotten poked by the syringe in it.

Please advise your kids about finding strange items on property. We have had uncapped syringes found on common property on the West side his year. If your kids do find something suspicious, advise them to leave it alone and call the Police.

Recent Break Ins

 

We have had 2 break-ins on the West side that we know of during the week. Both of them were at the same house which is unusual, on Monday and again on Wednesday; both times they entered through the bedroom window under the carport, and it was repaired on Tuesday. This same property was broken into before a month or so ago and the owner lost a large sum of cash; perhaps they were hoping the owner left more cash laying around.

Someone had to see these folks skulking around or hear them.  I imagine there have been other incidents which we have no heard about, such as attempted home and car burglaries. This time of year, the miscreants are hoping for presents and money, and the unattended package on the front porch.

Let’s all keep an eye on our surroundings and people that look out of place. There are a lot of random people walking around that do not live here, and at least 2 people living in the woods on the West side and they may think of this area as an easy target.  Please report suspicious people or vehicles to the Police. I have asked for additional patrols through here.

If you see someone that looks out of place or looking around to see if anyone is watching them, please call the Police.

Temporary Office Hours

Terry will be having neck surgery on Thursday and will be out for 4 to 6 weeks for recovery. During this time, we will have someone in temporarily to answer the phone, take messages and fill out work orders.

Beginning December 9th, the Office will be open from 9 AM to 3 PM on Monday, Wednesday and Friday.

We may have to change this schedule based on how things go over the next few weeks, and how long the temp people can work.

The temporary office people will have limited knowledge of the HOA rules, etc., so please be kind to them.

We are lucky to have Terry as she is very familiar with our owners and renters after being here for almost 6 years. I will be doing the AP/AR work and taking care of the accounting software, and other office things.

We wish Terry a speedy recovery.

 

Police Activity, West Side

It seems someone on a dirt bike decided to run from PD around lunch time, which is never a good idea.

They saturated the West side with 6 to 8 units, plus the helicopter, and I am told they chased him around the property for a short while.

A Sergeant came into the Office later on to let us know they arrested the individual.
