It seems we have 2 more leaks on the West side, on West Townhouse and West MC Drive, where they are opposite each other, towards the woods. Both leaks appear to be on the same meter/supply line, so portions of both streets will be without water while we effect repairs.
The lack of rain lately has caused ground motion/cracking and it is damaging the water lines. These will make 4 leaks in 2 days. We cannot see everything so if you notice a possible leak, please let us know.
We have a leak on East Creek Drive which we will repair after lunch. To fix it, we will shut off the water which will impact East Creek Drive, 1 – 15 (odd numbers only), and the 2 story houses on East MC Court facing 14th.
We will be doing water repairs on the East side on Tuesday, September 24th starting at around 9 AM. The properties affected are:
1-9 East Mountain Creek Court
11-25 East Mountain Creek Court
27-45 East Mountain Creek Court
Office hours will change next week as Terry takes a well deserved vacation. She will be leaving at noon tomorrow, Friday, September 20th.
We will have someone here next week to answer phones, fill out work orders, etc. but they are not familiar with everything that we do here.
The Office will be open from 8 AM to 4 PM from Monday, Sept 23rd through Monday, September 30th.
We will go back to usual hours, 8 Am to 5 PM, on Tuesday, October 1st.
During the month of August, we had significant increases in water consumption on 5 of the 25 water meters on property. This resulted in a water bill of over $35,000.00, which is about 46% of our monthly income from assessments. Lately, the water bill has averaged about $31,000 per month and this has always been our largest monthly expense.
The most significant increase was on part of West Mountain Creek Drive which doubled from 165,000 gallons to 335,000 gallons for the month.
The other 4 meters showing increases 2 on the East side and 2 on the West at these volumes:
- From 62, 000 gallons to 96, 000 gallons (West)
- From 83,000 gallons to 108, 000 gallons (West)
- From 268, 000 gallons to 321,000 gallons (East)
- From 265,000 gallons to 324,000 gallons (East)
Some meters showed a decrease in water consumption, but the majority showed increased usage. Part of the total water bill is the City billing us for Waste Water (sewer) based on our water consumption, which averages about $11,000 per month and is a part of the total water bill.
Please follow the current GP Water Restrictions and help us keep our water bill as low as possible. When watering grass, plants, etc, please do not allow water to run down the street and into storm drains. Here’s a link to the City’s water conservation info.
The Pool is closing on September 15th at 8 PM. We will be covering it sometime next week.
With the weather staying overly warm, we will be keeping the Pool open for the next few weeks. Once the weather cools off, we will revisit the situation and advise.
Pool hours for Tuesday, Wednesday and Friday are from 4 PM to 9 PM. Saturday and Sunday hours remain the same.
We have another water leak at a meter located near East Townhouse Lane, between 10 and 12. This meter feeds East Townhouse from 1 to 19, and 3 houses on East Mountain Lane, 7, 9 and 11.
Water will be off as we repair this leak. We will have the water back on as soon as possible.
