Please watch your kids!

Recently, we have had some damages done to HOA property which appear to have been done by kids roaming the property. Here is a brief list:

  • Someone tore the bag dispenser off of one of the pet stations;
  • someone else spray painted the word “Blood” on a street and in several other locations;
  • someone has been stripping the limbs off of our young trees;
  • someone keeps knocking over the round cable box covers;
  • someone keeps taking the covers off of phone boxes

I am sure there is more, but that is all I can think of for now. If you see kids tearing up stuff, stuff that you pay for with your dues, I would hope that you say something to them or at a minimum, see where they live and let us know.

School will be letting out soon and kids will be bored and getting into mischief.

More Shrubs Purchased

We have bought our second batch of shrubs today, duplicating the type and quantity of what we bought a few weeks ago. We got 20 of the Red Tip Photinia, 10 Golden Euonymous and 10 Japanese Boxwood. We also got 2 Oleanders to replace the ones removed by the large water leak on West Mountain Creek Drive.

We will be planting these in front of houses which have few or no shrubs. We do plan on continuing to fill in the front beds a little at a time, but we do ask all residents to make sure their shrubs are watered regularly.

  

Lock your cars & report suspicious people!

We seem to be having another rash of people checking car door handles, sometimes under your own carport, to see if the car is unlocked.  This is happening on both sides of the property.  Someone that lives by me had her car burgled; a few items were taken but nothing of great value. These individuals seemed to be going down the street on both sides and checking cars. If you see errant people walking around day or night that just don’t look right, call the Police.

This is private property and if someone is uninvited, they are trespassing. This also applies to vehicles who use our visitor lots to hide and/or to do illegal things. We do have a no loitering policy here, so no one should be standing around or sitting in their cars for long periods. Please report suspicious vehicles!

Trees, Shrubs and Painting

Mowing Postponed; Painting

We had planned on mowing today, but will have to wait until next week following the torrential rains yesterday.

In the meantime, we will continue with the 2017 painting schedule and painting trim colors on houses that have already received the base color.

Uncapped Needles, Again?

The “pen” pictured below was placed into a plastic trash bag yesterday without the needle being capped. I am a diabetic and have used this type of device before; each pen needle comes with a cap. It does not require a lot of effort to cap the needle after use.  This used needle is a bio-hazard and must be disposed of properly. This is definitely not “properly”.

We have already had one of our guys stuck by an uncapped needle and he had to undergo a bunch of anti-viral medications to prevent infection. These medications made him ill for weeks. This is a prime example of negligent behavior and violates Health and Safety as detailed in Texas Property Code 209.

I am incredulous that someone would believe it to be OK to toss this into a plastic trash bag. The offending party will be issued a fine.

Work Orders/ Trim Colors

Work Orders

Please call the Office and have a work order made out if you need something done on your property or if we need to address a problem in the common area.  Our maintenance guys are busy now doing painting, landscaping and all of the other work assigned by management. Asking them to do something directly circumvents processes that have been in place for the past 45 years.

We need Work Orders made out so that we can properly allot costs and labor for our financial reports. It also provides a paper copy for future references, and simply asking one of the guys to do something causes problems in that they get busy and forget about it, resulting in misunderstandings.

So, call the office to get a Work Order made. We will get to it as soon as we can, based on other projects in play.

Trim Colors

There seems to be some confusion on how we do the paint schedule and when we paint the trim colors.  First, we paint the base color on several rows of houses (10-20 homes).

Later, we will come back and paint the trim colors. We co not do both colors at the same time and as far as I know, we never have. There is no set time period within which we paint the trim colors, it depends on several things. However, we will be back to paint trim colors when we can.

Trash days, mowing, and other pressing matters will interrupt the painting schedules.  We did not forget about you, we just have not gotten there yet.
