Suspicious People!

criminalWe had a report today of someone going door to door around East Mountain Lane telling people that they work for the HOA and were there to clean or check out the A/C ducts inside the property.  The homeowner did not believe this story and as soon as the homeowner said they were calling the HOA Office, this person hastily left. We did call the Police and they contacted the homeowner for more details. We do not do work on the inside of the townhouses and we certainly do not work on A/C ducts.

We have also had some reports of individuals walking around the subdivision checking to see if cars are locked or not.

If you see suspicious people wandering around the subdivision, please call the Police!

Dish and Cable TV Installations

The CC&R prohibits satellite dishes “unless completely contained within the dwelling on the Lot so as not to be visible from outside the dwelling”.  Although that rule was written a long time ago when dishes were about 8 feet across, it is still technically a violation of the CC&R. We have a new dish installed around every other every day on property, despite the old rule. There is also a rule that you need to get permission to add anything that was not there when you bought the home itself. Just a reminder….

If you look at the photo below, not only is this dish prominently displayed but the wire runs across the roof, down the wall and into a hole in the brick. This is but one example; there are many others around the subdivision. We also have cable TV installations where they run their cables along the fences, or across our common areas (sidewalks) creating a trip hazard. Time-Warner has been contacted but seem to care less about it as long as they get their money. They are supposed to bury these cables.

TV and Phone installs should be ran through the attics, not over the roof and along gutters or soffets. If your townhouse has one of these slipshod installs, please contact your provider and get these wires cleaned up.

Expired Registration or Parking Permits

Over the past few days, Excalibur Towing has been removing vehicles from our visitor lots that have expired registration.  This is not a recent rule for the visitor lots; it has been around for a very long time.  In addition, we have towed a vehicle for an expired Parking Permit.  Just like with vehicle registration, it is your responsibility to assure that these items are renewed prior to its expiration.

2016 Board Election Results

At the Annual Meeting held tonight, members voted to fill 2 Board positions. Our 3 candidates were: John Moreno, Bobby Gentry and Karen McCrary.  After all votes were tabulated, the two Board positions were filled by John Moreno and Karen McCrary.  We welcome Karen McCrary to the Board.

We would like to thank Bobby Gentry for his long service to the HOA and wish him a speedy recover following abdominal surgery today.

We elected Board Officers following the Annual Meeting; Officers will remain the same as last year.

 

2016 Annual Meeting on March 31, 2016

The 2016 Annual Membership Meeting will be held this Thursday, March 31, in the GPMCHA  Office located at 3402 South Belt Line Road, Grand Prairie, Texas.  The meeting will begin at 7 PM.

There are 2 Board positions which need to be filled. For these 2 positions we have 3 candidates, 2 of which are incumbent Board members. On the Ballot are Bobby Gentry, John Moreno and Karen McCrary.  Mr. Gentry and Mr. Moreno have been on the Board for many years and Mrs. McCrary is running for the first time. We appreciate these individuals expressing an interest in our HOA.

Please remember to send in your Absentee Ballot or Proxy at least 10 days prior to the Meeting.  Please do not include your assessment dues payment with these. We will not open any election related envelopes until the Annual Meeting has begun.

All homeowners who file absentee ballots are hereby advised of Property Code 209.00592, (C) (3)  :

“By casting your vote via absentee ballot you will forgo the opportunity to consider and vote on any action from the floor on these proposals, if a meeting is held. This means that if there are amendments to these proposals your votes will not be counted on the final vote on these measures. If you desire to retain this ability, please attend any meeting in person. You may submit an absentee ballot and later choose to attend any meeting in person, in which case any in-person vote will prevail.”
