The Office will be closed while Terry recuperates from whatever has been going around.
Starting next week, we will be putting notices on townhouses we will be power-washing prior to painting. If you get one of these notices, you need to move everything away from the house in your back yard so we can get to it easily. We will be painting properties a day or so after power-washing them.
On the 2017 Painting schedule are single story properties only. These are from #1 to #30 East Mountain Creek Court and all single story units on East Mountain Creek Drive.
We first paint the base coat color, then we come back and paint the accent colors. You will have the opportunity to choose your accent colors from a color palette. If you do not pick a color, we will pick one for you.
The available accent colors will be displayed in the office next week. Please let us know which you prefer.
Oncor has been working on the West side of the property replacing some underground cables (between transformers). Yesterday they hit one of our water lines and a power cable with their excavator. They have already repaired our broken water pipe and are out again today to replace the damaged cable.
They will have the power off to parts of West Mountain Creek Drive while they replace this cable.
Also of note, they will be sending out a “clean-up crew” to take care of all the ruts and other damage made to the common area from them driving their trucks on our grass.
The 2017 Annual Meeting will be held at the Ruthe Jackson Center on Wednesday, March 29th.
We have reserved the Dechman Room which holds 50-60 people and we have the room from 6 to 10 PM. The meeting starts at 7PM sharp.
We will have 2 six foot tables for the Board and vote counting and tables which can accommodate 40 people. We will also have overflow chairs available; the room will hold 90 total.

The City is continuing the water meter replacements, this time on the West side. I am told that the are placing door hangers on the affected properties to advise the water will be off while they make the meter swap-out. The new meters are the type that can be read remotely without lifting the heavy covers.

The HOA has been using Club Car utility carts for years and they are not standing up to the demands required of them. At this time, 2 of the 3 utility carts are broken down; one of them is in the shop (2009 Carry All 1), the other has had frame breakage twice in as many months (2008 Carry All 6). The carts we have been using have an aluminum frame and were not really designed for what we do.
Last night we voted to get a used 2016 John Deere “Gator TX 4×2” to replace one of the really worn out Club Car carts and we picked it up this afternoon. Here are a few photos of it:
These are similar to the carts the City uses at the golf course and cemetery. They are steel frames and built more appropriately for our use. The cart has a warranty for 1000 hours and has only 251 hours on it now., meaning we have about another 8 months of factory warranty on it.
