Our New Thermal Windows/Doors

Here are a few pictures of the new thermal windows/doors on the rear of the Office. They are still sliding doors, but much sturdier than the original ones. The difference in the Office is remarkable; the A/C units don’t run as much and the noise level from outside is much less. I will get some pictures of the front later today or tomorrow.

Water Repairs Delayed

Once we dug into the area around the leak on the east side and tried to shut off the water, the top part of the gate valve (where the “handle part” is) sheared off.  So, we cannot shut off the water with that valve and it must also be replaced. It may not have been shut off in the last 40 years so I am betting it seized up. We do have plumbers coming tomorrow morning.

The main issue now is that we have to go back to the city shut-off valve to shut off the water so we can fix our shut-off valve. This means most of the East side of the complex near 14th and East Townhouse and E Mountain will be without water for part of tomorrow.

We will be putting out more notices on affected townhouses today.

Homeowners Insurance Policies

Our Declaration of Covenants, Conditions and Restrictions requires that we have current and accurate copies of each owners insurance policy, as stated below (in part):

5.2 Individual Insurance. By virtue of taking title to a Lot, each Owner acknowledges that the Association has no obligation to provide any insurance for any portion of any Lot, and each Owner covenants and agrees with all other Owners and with the Association that each Owner shall carry property insurance on his Lot and all structures constructed thereon and a liability policy covering damage or injury occurring on the Lot. The property insurance shall cover loss or damage by fire and other hazards commonly insured under an “all-risk” policy, if reasonably available, including vandalism and malicious mischief, and shall be in an amount sufficient to cover the full replacement cost of any repair or reconstruction in the event of damage or destruction from any such hazard.

The Association shall have the right, but not the obligation, at the expense of the Owner, to acquire the insurance required to be maintained by the Owner if the Owner fails to provide a valid policy to the Association with a prepaid receipt within ten (10) days after receipt by the Owner of a written request from the Association. If the Association does acquire insurance on behalf of any Owner, the cost thereof shall be assessed against the Owner and the Lot as a specific assessment pursuant to Section 6.5.

We will be sending out another Owner Information request next month (one was sent last year with minimal responses).  I hope that this time, everyone responds within the 10 days mentioned above.  Any owner who does not provide proof of insurance will be subject to the Association acquiring insurance on your behalf and at your expense.

Please provide the Office with proof of homeowners insurance so we do not have to resort to the alternative.

City ROW and Delivery Trucks

There are a few things we wanted to bring to the attention of our residents which recently occurred.

  • The City of Grand Prairie had what appears to be a subcontractor mow the city’s Right of Way (ROA) on both sides of Belt Line Road last Friday, August 15th .  Our landscaping crew told me the following day that the City crew had scalped both sides of the road and that you could easily tell where they mowed and where our landscaping contractor mowed on Saturday. I do plan on talking with the City about this but they may now agree to raise their mower decks; they may be cutting the grass close to reduce the amount of mows they have to do this year in an effort to reduce their costs.
  • On Saturday, we had a delivery truck from the local Rent-a-Center drive on our grass/common area while attempting to deliver to the front door of the home. I heard the backup alarm and went to investigate. And there sat a RAC truck, having purposefully driven around 4 posts placed to stop people from driving on the grass. I told the driver that he had to move the vehicle immediately and told him of a previous RAC truck that got stuck in the same common area and had to be pulled out by a tow truck.

They then decided they could deliver to the rear of the home, using the street; why they didn’t do this to begin with is anyone’s guess.  I will be calling their district offices regarding this matter.

 

Our New Board Secretary, Mary Hartman

At last night’s Board Meeting, the Board nominated and approved the addition of Mary Hartman to the Board, and subsequently nominated and approved her to be our Secretary.  Mary was on the Board previously, filling out the remainder of Bobby Gentry’s term. She will now be filling out the remainder of Dotti’s term, which ends in 2017.

Changes Coming in September

The installation of our new Thermal Windows in the Office will begin around the first week of September. They will be installed in stages, with the front area done first, then the rear, and then the upper windows. If something changes, we will advise.

Secondly, the landscaping company, Metroscape, will begin mowing on Mondays beginning in September and will phase out Saturdays. They may need to do some adjustments to maintain continuity,

Board Meeting, August 7th

There is an Open Board Meeting scheduled for  August 7th, at 7PM in the Association Office.
