Our Trash Compactor

Our trash compactor decided to come apart late last week. We had to make multiple trips to the dump, as Thursday was large item day on the East side. Of course it would break down on that day.

We currently have a 30 yard (cubic yard) dumpster and hopefully, it will get us through the interim period. We average 3-4 tons of trash twice a week from the property and there is no ETA on when we will get the trash compactor back; the hydraulic ram assembly came apart and tried to come out the front access plate.

Water Leak on East Mountain Lane

We had a major water leak on East Mountain Lane yesterday; one of the 2″ supply lines cracked and the results are below. Whoever plumbed this place 45 years ago or whoever did repairs certainly got “creative”. The “camel hump” repair is done so that you can repair a section easily, but gives you 4 elbows that can crack and leak later. Most of our 2″ water line leaks are the result of elbows splitting at the seam.

This hole is about 5 feet deep and our guys worked on it from noon to 1AM to get the water back on. We are leaving the hole open for now and keeping an eye on the other copper pipe shown. We will probably change it out to PVC, buried copper tends to leak eventually.

Of course, we have been asked why we do not put notices out every time that we shut off water to do repairs. In emergency situations, like this one, we concentrate on fixing the problem.

If it is a slow leak or much smaller line leaking, we have time to notify people. This was not a small line leaking and time was better spent repairing things.

We have another leak, a small one, also on East Mountain Lane. We will be putting out noticed for this repair.

2017 Pool Season

The pool will be opening on Friday, May 26th, for the Memorial Day Weekend.  We will open and close at the times posted on the Pool Schedule/Rules page.

We have a new Pool manager this year and all of our monitors will be wearing T-shirts identifying them as Pool Staff.

All residents who have a pool pass need to come to the Office and get the 2017 pool pass; you do not need to pay to get the 2017 Pool Passes. We will not let you in if you have an old pool pass.  If you do not currently have a pool pass, you can get one at the Office. It costs $5 and is valid for as long as you reside here. If you move, we will return your $5.

 

Fence jumpers

This afternoon. we had 2 young men jump the pool fence and take a swim. The Police were called and arrived a while later; they did get to see these guys and had a word with them.  I wanted them trespass warned but they disappeared into a house and the officer did not see where.  These individuals will be banned from the pool.

We cannot have  people, whether they are residents, renters or whatever, jumping the fence when the pool is closed, the gates are locked and no pool staff is there.

 

If someone gets into your mailbox……

In recent months, we have gotten reports from residents of individuals getting into their mailboxes and rummaging through their mail. Just yesterday, we were told that one resident had their new bank debit card taken and used the same day. I am guessing the people doing this are the same ones who check car door handles to see if they are unlocked.  (Please report suspicious people on our property to the Police immediately!)

While it is nice for our residents to let us know about these problems, the best way to deal with them is to report postal theft or tampering to the USPS. Taking items from someone’s mailbox is a Federal crime, so the appropriate agency needs to be brought in to address this issue.
