As of May 2025, we have paid down the IRS Lien from $56,919.67 down to $12,600.27. We were able to do this by the amount of houses that were sold during this time. We are now on a payment plan for 14 months at $970 a month to get this paid in full.
The water bill has gone up since 2023 to 2025 by an average of $12,000 per month making each bill over $42,000 per month. We are still behind on the water by about $60,000 and our payment plan with the City of Grand Prairie is to pay $30,000 bi-weekly until caught up. By the time we pay the second payment of $30,000, the new bill has arrived with late fees that are due.
We were notified by the City of Grand Prairie that if we fail to meet the $60,000 per month they will have no choice but to turn the water off completely to ALL townhomes. We ask that everyone be mindful of the amount of water they use and to pay your dues on time. By not paying your monthly dues on a timely basis, we are unable to meet our obligations which include current bi-weekly payroll taxes, IRS payment plan along with trash pick up, house repairs, plumbing and electricity or any of the bills for the HOA including insurance on the common area. The water may be shut off by the City of Grand Prairie if the $60,000 per month is not met.
**Currently, we have an outstanding balance of HOA dues of people not paying totaling $41,835.83 and water cutoff notices have been sent.

Maybe people don’t want to pay because the HOA does almost nothing and continues to raise prices. Not to mention that the pool is being permanently closed. What do we pay for??? Fix the torn up roads.
Having been in their position, the actually do a great job. You have to understand the complexity of running the association, dealing with whiners and troublemakers, people that refuse to pay their dues and abuse the simple things the bylaws that they SIGNED and agreed to follow.
The plumbing is a VERY old nightmare that needs replacing and it will not happen for free. ($$$) Keeping up the fences is another headache, dealing with DEAD BEATS that don’t pay their dues but still want services like WATER is another nightmare.
We always had issues with “Problem Children” drug addicts, CAT people, legal fees, maintenance headaches, theft, insurance, accounting problems to fix, roads ($$$) parking, towing and the list goes on and on. The pool has been a MONEY PIT from day one and requires CONSTANT maintenance which is EXPENSIVE even in the off season AND it has to be kept up to code.
Keep in mind, the BOARD does not get PAID one red cent.
Did you get that? They DON’T get paid.
Fix your leaks, be conscious of what is happening around your unit PAY your DUES on time. Be HELPFUL and not part of the problem. We are NOT paying $400 a month and this is NOT a resort. The average HOUSE in the area pays for trash pickup and sewer fees and water. Usually $120-$160 a month, and believe me, the city is QUICK to turn off your water. Think of it this way. If you pay $208 a month, and $140 goes to trash and water, the association has $68.00 a month to pay for roads, fences, employees, taxes on common ground equipment, builds, vehicles and tools, sidewalks, water repairs, mowing, alarm systems and on and on. And when they have to print and mail letters, Think about I think it 416 x the cost of a first class stamp, plus the hours to print, stuff and label these to go out.
Add to that the cost of inflation, and I KNOW you go to the grocery store and see the prices change, and at MOST we can only do 6% increases.
EXPECT your dues to increase next year. They HAVE to in order to try to catch up with the economy and it still won’t be enough. So Next year we will go to $233.
They tried to get a one time assessment of $450 to resolve the problems but guess what? PEOPLE COULD NOT BE BOTHER TO RESPOND.
So when you talk about the association, remember these UNPAID PEOPLE that are trying their hardest to keep thing up with insufficient income do not need whining and harassments. So when the water gets turned off for the complex remember the people that could not be bothered. If they fail, and we get a property management company, 6% is nothing. $450 once is nothing. Expect your dues to change and to start in the $400’s for your monthly dues. Think about how you USED to be able to go to Walmart and get stuff for under $5. Now, most anything you pick up is over that.
Be part of the solution, not the problem.
I’ll get off my soap box now, but remember, times are tough. Put the shoe on the other foot. Figure out a way to HELP. When I mow my yard I usually mow the back of ALL of my building and a good section in the front. Walk the property, pick up trash in your area. Report suspicious thing to the police if need be or let the association know so they can put your measly $68 to work. It makes me angry when people CHOOSE to be part of the PROBLEM instead of the SOLUTION. Figure out a way to FIND the absentee owners and convince them to go for a one time increase.
Hard time are a coming and nobody will do a thing until they have no water. Wait and see. Sh*t happens.

So for those of us who try to maintain our purchased home and pay our dues, what happens to us if they opt to shut off the water? Then the home is no longer habitable at some point, right?
