Plumbing / Sewer Repair

Dear Homeowners and Residents,

For the past six months, we have been experiencing ongoing issues with the sewer main on West Mountain Lane, which has caused sewer backups affecting at least eight homes. During this time, the HOA carefully evaluated the costs, manpower, equipment, and supplies that would be required for our maintenance team to complete the repair.

After a lengthy review, the HOA has decided to move forward with repairs through ARS/Rescue Rooter. The total cost of the project is $15,155.00, which includes excavation, repair work, and restoration, along with a one-year warranty.

To prepare for this expense, the HOA has been setting aside funds over the past six months from home sales and any additional savings available. ARS has already begun the repair work, and we are hopeful the project will be completed by early June 2026.

In addition, we are currently dealing with a similar issue in another common area on West Mountain Lane and are awaiting a repair quote for that project. Depending on the cost, it may take the HOA some time to save the necessary funds before that repair can begin.

HOA Monthly Expenses

Dear Homeowners and Residents,

This is an update regarding the community water bill. The most recent bill increased by approximately $8,000.00 compared to the previous month. In addition, the HOA is still carrying an outstanding past-due water balance of approximately $29,000.00 that continues to roll into each new billing cycle.

We are asking all residents to please help conserve water whenever possible. Please avoid unnecessary water usage such as washing vehicles or allowing children to play with running water.

As a reminder, the HOA uses monthly dues to cover many important community expenses, including:

  • Water service – $60,000.00 / past due and portion of new bill
  • Trash compactor expenses – $4,640.00
  • Repairs and maintenance to homes and common areas – $100.00
  • Insurance and including workers comp – $1,942.14 
  • Payroll – $17,762.00
  • Payroll taxes – $2,900.00
  • Past due payroll taxes – $970.00
  • Fuel and maintenance for lawn equip. and the work truck – $456.00
  • Plumbing equipment and repairs – $225.00
  • Electric, alarm system and office expenses average – $1,784.00
  • Anticipated maintenance expense average $800.00

     

As you know, the HOA is a non-profit organization and depends on homeowners’ dues being paid on time in order to meet the financial obligations required to operate and maintain the community.
