Dear Homeowners and Residents,
This is an update regarding the community water bill. The most recent bill increased by approximately $8,000.00 compared to the previous month. In addition, the HOA is still carrying an outstanding past-due water balance of approximately $29,000.00 that continues to roll into each new billing cycle.
We are asking all residents to please help conserve water whenever possible. Please avoid unnecessary water usage such as washing vehicles or allowing children to play with running water.
As a reminder, the HOA uses monthly dues to cover many important community expenses, including:
- Water service – $60,000.00 / past due and portion of new bill
- Trash compactor expenses – $4,640.00
- Repairs and maintenance to homes and common areas – $100.00
- Insurance and including workers comp – $1,942.14
- Payroll – $17,762.00
- Payroll taxes – $2,900.00
- Past due payroll taxes – $970.00
- Fuel and maintenance for lawn equip. and the work truck – $456.00
- Plumbing equipment and repairs – $225.00
- Electric, alarm system and office expenses average – $1,784.00
- Anticipated maintenance expense average $800.00
As you know, the HOA is a non-profit organization and depends on homeowners’ dues being paid on time in order to meet the financial obligations required to operate and maintain the community.
