More Electrical Work on West Side

Oncor has been working on the West side of the property replacing some underground cables (between transformers). Yesterday they hit one of our water lines and a power cable with their excavator. They have already repaired our broken water pipe and are out again today to replace the damaged cable.

They will have the power off to parts of West Mountain Creek Drive while they replace this cable.

Also of note, they will be sending out a “clean-up crew” to take care of all the ruts and other damage made to the common area from them driving their trucks on our grass.

Our Maintenance Utility Vehicles

The HOA has been using Club Car utility carts for years and they are not standing up to the demands required of them. At this time, 2 of the 3 utility carts are broken down; one of them is in the shop (2009 Carry All 1), the other has had frame breakage twice in as many months (2008 Carry All 6). The carts we have been using have an aluminum frame and were not really designed for what we do.

Last night we voted to get a used 2016 John Deere “Gator TX 4×2” to replace one of the really worn out Club Car carts and we picked it up this afternoon. Here are a few photos of it:

These are similar to the carts the City uses at the golf course and cemetery. They are steel frames and built more appropriately for our use. The cart has a warranty for 1000 hours and has only 251 hours on it now., meaning we have about another 8 months of factory warranty on it.

GP Replacing All City Water Meters on Property

We were informed this morning that the City of GP will be changing out all 25 of our water meters starting today. We have no idea where they will start or the order in which they will be replaced. This will prevent us from letting people know where the work will be going on. We are at the mercy of the water department.

One benefit, though, is the water meters are flange mounted. It’s a matter of several bolts and 2 gaskets to change them out, so it should be done quickly.

That being said, water to a many homes will be curtailed for an hour or so without warning while they change these meters out.

Kitchen Fire on West Creek Lane and City Main Water Line Repairs

There was a kitchen fire on West Creek Lane this morning with 3 or 4 fire engines responding. Latest reports indicate the kitchen and dining room were involved and some smoke entering the adjoining homes. We are told the fire resulted from heated grease on the stove.

The fire hydrant they tied into, however, now leaks and this is why the water was off this afternoon. This was probably the first time any connections were made to this hydrant in decades. The City is working on this hydrant and will return tomorrow to complete the work.

They will be shutting of one of the main lines while the effect repairs on this hydrant located between 12 and 14 West Creek. The main water line repairs will likely effect sections of West Mountain Creek Drive also.

Back Yard Construction

Just a reminder to all, before you add on anything to your property that was not there when you bought it, you need written approval from the HOA before you begin construction. Yes, you do need to get permits if the City requires one, but you need HOA permission due to deed restrictions as evidenced in the CC&R. Failure to get written approval from the HOA could result in having to remove whatever was constructed at your expense and return the property to its original state.

Please submit drawings prior to construction and get written approval from the HOA before you build anything, including storage buildings or awnings.
