2018 Budget Letters

We have sent out the 2018 Budget Letters to all homeowners on November 29, 2017.  These letters contain the 2018 Budget, the cover letter and an informational notice (3 pages total). In the cover letter, we once again ask all homeowners to update their contact information and to provide proof of insurance (cost to replace), and we have had several people stop by the office to update their information.  It is imperative that we have current contact information for all homeowners.

The Board did vote to keep dues at the same amount as for 2017. However, we still have some paying the old amount of $158.00 despite repeated letters telling them they are paying the wrong amount since January 2017. We are sending out another letter informing them that we are adding interest to the amount owes, as allowed in our Governing Documents. We usually do not add interest to past due amounts but we are in this case. It is not fair to all of the other homeowners paying the correct amount to not pursue these past due amounts.

We have one Board member term expiring next year and will be taking resumes for those interested in running for that position after the first of the year (January 1, 2018). Information on how to submit a resume or other information is contained in the cover letter with the Budget.

New Pergola on East Side

Next to where the old tennis court was, (behind the shop area) there was a wooden pergola with 2 benches. It has been there for a very long time, and was rotten. It was taken down several months ago and today we began replacing it with pressure treated wood. We will put in a bench structure on the sides next week or so.

We are building it “beefy” with 4″ x 6″ posts, and 2″ x 6″ cross pieces on top. Once the guys are done, we will stain it.

Pergola near East Creek and East MC Drive.

Loose Dogs

For the past 3 years, we have been sending information notices to all residents/homeowners which state all dogs must be on a leash and under your control when on HOA common property. And yet, we still have people letting their dogs out the door and/or letting them wander our property and foul the common areas. The city of Grand Prairie will issue a fine of about $250 for a “dog at large”, per incident.

There is also a City ordinance that you MUST pick up after your dog(s) or you can be fined. It is the responsible thing to do, but few actually do it. The HOA has placed pet sanitation stations around the community, so please use them.

We also have Affidavits of Fact in the Office if you observe a loose dog or someone letting the dog wander off-leash. They do require that you can identify the owner of the dog so the City can go after the right person. Once you have the document filled out, Terry can Notarize it for you and you can drop it at Animal Control. They will then issue a citation.

A photo of the dog and owner is always helpful.

A Message from Texas DFPS

Hurricane Harvey is bringing hardship to millions of people, and many Texans have been asking how they can help the people the Department of Family and Protective Services protects from abuse and neglect – children, the elderly, and adults with disabilities. DFPS is partnering with non-profit organizations and communities and here are some ways you can help.

How can I help Foster Youth and Foster Families affected by Harvey?

  • To donate items, contact your local Rainbow Room.  They need new, unopened supplies such as diapers, baby formula, blankets, school supplies, and toiletries
  • To give money, please make donations to the Texas Center for Child and Family StudiesExternal Link, a charitable organization that our agency is partnering with to provide basic needs to assist foster youth and foster families.
  • If your church or organization wants to help with recovery efforts, please contact faithpartners@dfps.state.tx.us.

How can I help elderly and adults with disabilities who are affected by Harvey?

How can my company help with recovery efforts?
