More Broken Glass in Plastic Trash Bags

Despite several mentions of this issue in the past 2 or 3 Informational Notices sent out to all homeowners and addresses, we continue to get broken glass, mirrors and other sharp items put into plastic garbage bags. A few weeks ago, we found a steak knife in a plastic trash bag, only because the blade end poked all the way out of the bag. This could easily have seriously injured one of our employees.

On Monday someone put a broken mirror in a plastic bag, the larger pieces of which poked out of the bag. Had there been any information in the bag with an address on it, the culprit would have been fined.  Shortly after the broken mirror, we found another trash bag, this time with pieces of broken window glass in it. We were able to identify where this bag came from and that individual was fined.

Any broken glass must be placed into a box and the box needs to be securely closed.

Broken Glass and Uncapped Syringes in Plastic Trash Bags

Despite several notices sent out to all residents about broken glass and uncapped syringes in trash bags, we had an incident this morning where one of our maintenance guys received a 2″-2 /12″ cut on his leg because a homeowner put broken glass into a plastic trash bag. Common sense would indicate that broken glass should be contained in a manner so as not to injure another person and failing to do so is willful negligence.  The homeowner admitted they put glass in the bag, something they normally would not do.

As a reminder, all broken glass, bottles, window panes, mirrors or other broken and jagged glass materials MUST be in a box that is securely taped closed. We have sent out sufficient warnings; any further instances of broken glass in plastic trash bags will result in an appropriate fine to the responsible party.


If this was not bad enough, from the very same street where the broken glass in the trash bag originated, we had another trash bag with 5 or 6 uncapped syringes and needles used with Insulin pens. This is also negligent and one of the guys got stuck by an uncapped syringe.

I am diabetic and I understand the concept of a bio-hazard. Not only do I cap all of my used syringes/pen needles, I also put them in a coffee can and secure the lid. It is the reasonable and responsible thing to do. And yet, we have had several instances of our residents not even bothering to put the cap back on the sharp end. This is a Health and Safety violation and can result in fines pursuant to Texas Property Code, Section 209.006.

 

What To Do With Old TV’s

Due to the large accumulation of discarded Televisions behind the maintenance area (about 30 so far) we will not be picking up old TV’s as trash from this date forward.

As a business, we cannot simply go to the landfill; they consider the HOA as a commercial entity and refuse to let us drop off these TV’s.  I know because I have already tried to dispose of them at the landfill.

We cannot put them into the Compactor, either, without facing a huge fine.  We will probably have to take these 30 TV’s we now have to a facility in the DFW area that will accept TV’s from commercial entities.

For those of you with TV’s to get rid of, please read below; if you need a water bill, stop by the Office and we will make a copy for you.

Items accepted include computers, laptops, printers, VCRs, DVD players and TVs.
No registration required.  Proof of residence in the form of a drivers license or water bill required.

Holiday Schedule

Office – The Office will close on Wednesday, December 23rd at Noon and will reopen at 8AM on Monday, December 28th.

 Office will be closed on New Years Day

Trash –  We will be picking up trash on Thursday, December 24th.

We will pick up trash on Monday, the 28th and Thursday, the 31st, as usual.

Broken Glass in Trash Bags

Despite our many efforts to curtail the practice of our residents putting broken glass panes, broken bottles, busted mirrors and glass shards into plastic trash bags, we STILL have residents who do this. This is not just careless, it is negligent. We have sent out Notices which ask our residents to put broken glass of any sort into a box and tape it securely. This includes 12 or 24 packs of beer bottles, as the bottles always fall out of the open cardboard container and end up shattering in the trailer or on the ground, and at the compactor.  Boxes must be taped closed or we will not pick them up.

We have already had one of our maintenance guys get cut on the leg from a shard of glass poking out of a trash bag and in the most recent 3 or 4 trash days, we had at least 6 plastic trash bags with broken glass in them. We are not talking a broken drinking glass; we are talking fairly large window glass or mirror pieces. We will be checking bags for broken glass each time we pick up trash and will be noting the addresses of any broken glass in trash bags or not properly contained in a securely closed box. Each time we find broken glass in a trash bag there will be fines issued to the owner(s).

This is a health and safety issue and must be taken seriously.

Trash Pickup Changes

For the next few months, we will be using a subcontractor to pick up our trash. This will allow us to continue using our personnel to do necessary home repairs and finish the 2015 painting schedule as soon as possible.

This will start today, July 9th.  Trash pickup days will not change, just who is picking up trash.

We will still be sending out warning to those who do not properly tie trash bags, put broken glass into trash bags and who do not close up boxes properly.
