The most recent bill increased by approximately $8,000.00 compared to the previous month. In addition, the HOA is still carrying an outstanding past-due water balance of approximately $29,000.00 that continues to roll into each new billing cycle.<\/span><\/p>\n<p><span style=\"font-size: large;\">We are asking all residents to please help conserve water whenever possible. Please avoid unnecessary water usage such as washing vehicles or allowing children to play with running water.<\/span><\/p>\n<p><span style=\"font-size: large;\">As a reminder, the HOA uses monthly dues to cover many important community expenses, including:<\/span><\/p>\n<ul>\n<li><span style=\"font-size: large;\">Water service &#8211; $60,000.00 \/ past due and portion of new bill<\/span><\/li>\n<li><span style=\"font-size: large;\">Trash compactor expenses &#8211; $4,640.00<\/span><\/li>\n<li><span style=\"font-size: large;\">Repairs and maintenance to homes and common areas &#8211; $100.00<\/span><\/li>\n<li><span style=\"font-size: large;\">Insurance and including workers comp \u2013 $1,942.14\u00a0<\/span><\/li>\n<li><span style=\"font-size: large;\">Payroll &#8211; $17,762.00<\/span><\/li>\n<li><span style=\"font-size: large;\">Payroll taxes \u2013 $2,900.00<\/span><\/li>\n<li><span style=\"font-size: large;\">Past due payroll taxes &#8211; $970.00<\/span><\/li>\n<li><span style=\"font-size: large;\">Fuel and maintenance for lawn equip. and the work truck &#8211; $456.00<\/span><\/li>\n<li><span style=\"font-size: large;\">Plumbing equipment and repairs &#8211; $225.00<\/span><\/li>\n<li><span style=\"font-size: large;\">Electric, alarm system and office expenses average \u2013 $1,784.00<\/span><\/li>\n<li><span style=\"font-size: large;\">Anticipated maintenance expense average $800.00<\/span>\n<p>&nbsp;<\/li>\n<\/ul>\n<p><span style=\"font-size: large;\">As you know, the HOA is a non-profit organization and depends on homeowners\u2019 dues being paid on time in order to meet the financial obligations required to operate and maintain the community.<\/span><\/p>\n<p><span style=\"font-size: large;\">We appreciate everyone\u2019s cooperation and understanding as we work together to reduce expenses and maintain the property for all residents.<\/span><\/p>\n<p><span style=\"font-size: large;\">Thank you,<\/span><\/p>\n<p><span style=\"font-size: large;\">Grand Prairie Mountain Creek HOA, Inc.<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Dear Homeowners and Residents, This is an update regarding the community water bill.
